InfinityRateWatch is not a lender and does not make loans. Rates are estimates, not offers.

Our rates are estimates built from public data, not offers from any lender, and nothing here is financial, tax or legal advice. A lender's Loan Estimate is the only quote you can rely on; ask at least three lenders for one before you choose.

Our data and its licences

Each source is shown with the attribution its terms ask for. We publish a source only when its terms allow it.

The trigger follows Agarwal, Driscoll and Laibson, "Optimal Mortgage Refinancing: A Closed-Form Solution", Journal of Money, Credit and Banking, 2013, with that paper's assumptions except the tax rate.

What stays with you

  • The refinance check and the estimator run in your browser. Your rate, balance and the rest are never sent to us or anyone else.
  • If you ask for a rate alert, we keep your email address with the alert: your trigger rate, the new loan, your state, credit band and loan-to-value band. Signing in with Google sets a cookie. Privacy says what we keep, why, and how to delete it.
  • To show your state's loan limits, the home page asks our server which state your connection comes from. The answer is not stored, and no cookie is set.
  • If you choose a state in the estimator, your browser keeps that choice in its own storage on your device; clearing your site data removes it.
  • We run no analytics and no advertising today. This page will say when that changes.
